Tenants have won the most cases in a decade of direct bids for houses that have been auctioned off this year due to the so-called "tin can lease" in which landlords have taken away their lease on a deposit basis and the so-called "tin can lease on a deposit basis" that is higher than the house price.

According to court auction information firm Gigi Auction, there were 878 so-called "self-successful bids" in which tenants directly won a rental house that was auctioned in the Seoul metropolitan area from January to the 18th.

By region, Seoul had 59 self-bidding cases this year, the highest number in 12 years since 2012.

In the case of houses that have been auctioned off due to tinned jeonse or jeonse fraud, the auction process itself is often delayed for a long time because the bidder is often set as a senior holder rather than a bank collateral security.

Even if the price of the sale continues to be lowered, the court can reject the auction application if the bidder does not come forward, and it is analyzed that tenants choose a self-auction to win a lease on a deposit basis to avoid this situation.

GG Auction interpreted that the tenant would like to leave the damaged place, but since there is no other way, it would rather be sold at a low price or continue to live.
