Use as a container yard to carry out complex development projects It has remained a vacant lot since 2011.
Development was not easy for a long time because the land was tied up in a semi-industrial area, but the "public contribution negotiations" introduced by Busan Metropolitan Government found a breakthrough.
Public contribution negotiations are a system in which a reasonable development direction is set for land that is not used or neglected in the city center, and then a public contribution is received from the developer and the land is repurposed."
After more than 10 negotiations with the developer, the Busan Metropolitan Government decided to receive 236.2 billion won in public contributions and 55 billion won in infrastructure construction costs and changed the land use to a commercial area.
On this land, the developer decided to build an apartment for more than 2,000 households and opened the first shovel.
[Kim Kwang-hoi / Busan City Mayor of Future Innovation: It's not just building 2,000 apartments, but it's a great project to innovate this region, the center of the eastern mountain region]
Some of the contributions go into creating the largest start-up facility in Busan.
[Park Ik-pyo / Executive Director of Business Implementation: Build a unicorn tower (start-up facility) in kind and pay cash back to Busan City]
This project is the first case of public contribution negotiations in Busan.
It has gained attention in the region in that it can serve as a yardstick for other public contribution negotiations that follow.
In addition, we are interested in how the sale price, known as 45 million won per pyeong, will affect the flow of the local real estate market.
