In the third quarter, nearly half of the metropolitan coalition and multi-generational lease transactions showed that the deposit market was down from the previous one.
Based on the actual transaction price of the Ministry of Land, Infrastructure and Transport, Dabang, a real estate information platform, said it compared 6,246 transactions that occurred at the same address and area during the same period of this year out of 35,325 lease transactions in the Seoul metropolitan area in the third quarter of 2022.
As a result of the analysis, 45.7% of them were reverse lease on a deposit basis compared to the original lease on a deposit basis.
The difference in lease deposits for reverse lease homes was 8.69 million won on average, down 4.8%.
By autonomous districts in Seoul, Gangseo-gu saw the largest drop in jeonse deposits, with the region's average jeonse deposit of 191.80 million won in the third quarter of this year, down 18.33 million won from the same period in 2022.
Then, Geumcheon-gu, Guro-gu, and Yangcheon-gu saw a large drop in jeonse deposits.
Gangseo-gu also had the highest proportion of reverse lease transactions at 66%, followed by Geumcheon-gu, Dobong-gu, and Yangcheon-gu.
In Gyeonggi Province, Gwacheon City's lease on a deposit basis fell the most at 56.73 million won, followed by Yangpyeong County and Paju City.
Gwacheon City was the region with a high proportion of reverse lease transactions in Gyeonggi Province at 91%, followed by Icheon City and Yangpyeong County.
