Olympic Park Foreon in Dunchon-dong, Seoul, the largest in the history of apartments in Korea, will move in next month.

However, despite such a large scale, there is little so-called 'claim effect' in which lease prices fall as a large amount of supplies are released.

For some reason, reporter Kim Ki-bong covered it.

Olympic Park Foreon, which features 85 apartments with up to 35 floors and 12,032 households on a vast 460,000㎡ site.

As it is a large complex that accounts for 40% of all apartments in Seoul this year, the so-called "claim effect" was also highly expected, with temporarily lower sales prices and lower jeonse prices.

However, the actual surrounding market price does not look like that.

[Choi Su-gil / Real estate agent: Contracts started 4-5 months ago, starting from 800 million won, and now 84 is between 950 million and 1 billion won]

In fact, even if you look at the trend of lease prices in Gangdong-gu, where apartments are located, nearby Songpa-gu, and Hanam-si, there is no "claim effect," but it seems to be flat or rising.

First of all, there are about 2,700 jeonse sales and 4,000 monthly rent combined, which is only one-third of the number of households.

About half of the occupancy volume is less than that of a general complex with rental sales.

Analysts say that the lease contract was made in advance and dispersed in a timely manner, and the burden of the actual residence obligation worked.

[Kim Eun-sun/Leader of Jikbang Big Data Room: There are cases where the part that was sold on a lease in advance is contracted, not at the current time, and in general sales, the obligation to live is suspended for three years, but considering this, it seems that there are quite a few sales on lease in the complex itself.]

At the same time, the total occupancy volume in downtown Seoul is insufficient, and the tendency of tenants to prefer new houses seems to have worked.

[Park Won-gap / Senior Specialist on Real Estate at Kookmin Bank: As the preference for new apartments is so strong that young people say "Eoljukshin (new apartment building even if he freezes to death), there is a phenomenon that jeonse prices are rising rather than falling in residential complexes]

In the midst of this, three companies in charge of roads and landscaping in the complex are demanding additional construction costs, raising anxiety over the complete suspension of construction.

Therefore, concerns that the completion approval scheduled for the 26th of next month and the moving-in schedule to begin on the 27th remain the last variables.
