Due to the current system that sets the standard market price for inheritance and gift taxes for real estate with low transaction volume, it has been pointed out that ultra-high-priced large acreage real estate pays less taxes than medium-sized apartments.


According to the National Tax Service data received by Rep. Park Soo-young, the gap between the market price and the base price of the top 10 apartments in the actual transaction price ranges from at least 30% to as much as 61%.

Specifically, the 273㎡ area dedicated to "Nine One Handsome" has an actual transaction price of 22 billion won, but the standard market price is only 8.6 billion won, so the gap rate is 60.9%.

Acro River Park's 235㎡ was 58.3% with an actual transaction price of 18 billion won and a standard market price of 7.5 billion won, while Acro Seoul Forest's 198㎡ was 59.3% with an actual transaction price of 14.5 billion won and a standard market price of 5.9 billion won.

Representative Park pointed out that such a gap in actual transaction prices leads to a "tax reversal" in which mid-sized apartments pay more taxes than ultra-high-priced apartments, and that the National Tax Service should expand its real estate appraisal business to increase its taxation equity.
