The number of apartments in Seoul that were auctioned last month was the highest in nine years and six months due to interest burdens caused by high interest rates.
However, in the 3rd district of Gangnam, Seoul, a series of high-priced bids beyond appraised prices are being made, while other places are showing a clear polarization phenomenon due to a series of bids.

The auction last month was sold for 2.526 billion won, more than 570 million won higher than the appraised price.
The 'successful bid price rate', which means the ratio of the bid price to the appraised price, reaches a whopping 129.5%.
As the bidding competition is fierce due to the good news of reconstruction, the successful bid price has been set at a similar level to the market price.

In the meantime, the number of auctions for apartments in Seoul reached a nine-and-a-half-year high last month.
The successful bid price rate was 97%, the highest in two years and four months, because the proportion of high-priced bids increased by more than 100% in the three Gangnam districts."
In fact, eight out of 10 apartments ranked in the top 10 in Seoul last month were in 3 Gangnam districts.
On the other hand, only one of the 11 apartments ranked in the bottom 10 in the bid price rate was an apartment located in 3 Gangnam districts.
In addition, the average successful bid price rate of apartments in the three Gangnam districts exceeded 100% last month, showing a clear gap with the outer part of Seoul, which was only around 80%.
It is interpreted as reflecting the expectations of auction participants that housing prices in Gangnam will rise further in the future.
